Ever notice how difficult it is to start a project? Then once you start it, it easily becomes a creature of habit. Take for example an exercise program. We keep putting it off but once we start, we ask ourselves, "why didn't do this earlier?" We seem to have the same mindset with proactive prospecting. We continue to find excuses not to prospect even though we know how productive and the positive results that will come from it. So why is it that we will make every excuse in the world not to do it?

Make an appointment with yourself for one hour each day to prospect using your sphere of influence. Prospecting, like anything else, requires discipline. (Seems like prospecting can always be put off until a later day when the circumstances will be better.) Make an appointment with yourself each day to prospect.

Have a specific message. Everyone needs to hear the latest news of markets conditions in your area. It's likely that they have some misinformation and you can become the expert to help them get a more accurate picture.

Sales have always been a "numbers" game. You want to touch as many people as possible. Defining your target market and being organized will help you obtain your goals.

Be prepared with a list of names from your personal Sphere of Influence before you call. Not being prepared with a list of names will force you to devote much, if not all of your prospecting hour, to finding the names you need. Have at least a one month supply of names on hand at all times.

Work in a private and quiet area so there are no disruptions. Do not answer calls from other clients or colleagues. Believe me, they will wait an hour or two for you to call them back. Remember, this is your time and will put you on the path to success. Get in the habit of doing this daily or at least every other day. As time progresses and with each call, your expertise will increase. The more we practice anything, the better we become.

Experience and surveys have shown that the best times to contact customers is 8 AM to 9 AM, between Noon and 1 PM and 5 PM to 6:30 PM. If you are missing a customer between certain hours, then it's best to make note of that and call them at a different time. Chances are if you continue to call at the same time and the customer is not available, they will continue to be unavailable during that time block.

Be persistent. Be motivated. Be disciplined. These will be some of your best merits. Most quality contacts are made after the fifth call. Don't stop or give up. Keep pursuing your dreams. Hard work and dedication will always lead to success.

Productivity Is a Measurement of Time

Wouldn't it be nice if we could get in a time machine or rewind the clock to make the best use of our time? Unfortunately, that only happens in the movies. We are each allotted 24 hours a day. What we do with these 24 hours is our choice. The old adage, "Let's work smarter" not "harder" has a purpose. By mastering this adage, by constantly looking for ways to improve our time management will increase our productivity 10-fold.

PROCRASTINATION. We can easily point to ourselves for examples. Is there anything you have ever "put off until tomorrow" that you later regretted not doing? Perhaps it was an exercise program or some other regimen, such as a plan to quit smoking. What about your daily business plan?

LACK OF SELF-DISCIPLINE. We are blessed or cursed, depending on your viewpoint, with a non-negotiable need for discipline in our jobs. We might be Independent Contractors, have a Home Based business or work for a Corporation at home. Since we probably don't punch a time clock, and are somewhat out of sight most of the time, we are responsible first to ourselves to provide the proper mindset of success and the energy necessary to accomplish our goals.

We tend to get so caught up with our customers and clients and want to provide them with the best service possible. This will at time give us the inability to say "NO". We can accomplish this tactfully without disrespect to our customers or clients. We are terrified we might lose our customer or their business. We have to be confident in ourselves and this will project through to the client. There will be time we have to say "NO" when a customer is possibly asking for major concessions, a price reduction or additional services.

We most likely communicate with all different types of clientele. Evaluate the current business model you are using and determine if improvements can be made to become more organized. Improved organizational skills will save you critical production time and increase your net worth.

Be careful not to overload yourself with responsibility. We can easily fall into a trap of doing more than we can handle. LACK OF OBJECTIVES & PLANNING. It's difficult, if not impossible, to measure success if we can't define the objective. Clear and understandable goals are vital to your personal growth and development, but are worthless unless backed up by a reasonable plan of action. There should never be a day when you don't repeat, out loud, your objectives. Many interruptions will get in the way of our objectives. Interruptions occur in many disguises: road construction, unexpected telephone calls, etc. How many times have you been interrupted while working with a potential or current customer?

Time truly is our most precious commodity. What we choose to do with it is an individual choice and decision. We function daily in a world of reward for performance. Managing our time effectively by eliminating the time wasters can mean the difference between mediocrity and magnificence!

When attending a networking meeting, be sure you have twice as many business cards as there are attendees. Each participant should receive two cards from you. One for themselves and one to give someone they may know.

Most networking groups will start off by allowing you to introduce yourself. Take about two minutes to "tout" yourself, your product and your services. You will be in the "spotlight" for a brief moment, so make the best of it. Practice and rehearse what you will say when called upon. This will be your moment to put forth your best impression.

Prior to joining or starting your own networking group, do your homework. If you are joining a new group, ask what types of businesses attend and the number of people attending. If you are starting your own group, be sure you include of variety of professions that you think will be beneficial to everyone. Motivation is a word often used to describe having the energy to accomplish a task from start to finish. Motivation gets the marathon runner from the starting line to the finish line. But motivation requires a little more than just energy.

Motivation is a driving force within your conscious and subconscious mind allowing a person to attain a pre determined vision. The success of obtaining goals relies heavily on the motivation or inspiration behind them. If the conclusion of your thoughts is sincere and heartfelt, motivations gives a person the extra kick they need to stay on track.

Motivation comes from within us. It is developed based on our personal experiences, education and surroundings. Discipline comes by way of actions of practice preparation and self control, just to name a few.

We all have areas of our lives we would like to improve. Whether it's a new job, more time with our families or furthering our education, what we think will enrich our lives, usually will. As long as the thought is personal and not derived from trying to please someone else, this becomes the first step in using motivation to help us.

Sometimes we don't know how we feel. We haven't stopped to examine exactly who we are and more importantly, who we want to be for ourselves. We know who the boss, the kids and the family want us to be but too often we overlook making ourselves a priority.

After determining our motivation, we can then begin implementing discipline or a strategy to incorporate our motivation into reality. Remember, discipline is what will improve a skill or begin a new one. Discipline involves focus on your motivation and a plan to carry out your goal.

Every morning and every evening find a quiet place where you can spend a few minutes reviewing your motivational guide as well as yours beliefs and feelings about what you are trying to achieve. This is where the motivation comes to life. Reminding yourself several times a day exactly what your plan is and the reason for your plan will allow you to remain focused.

Motivation is a powerful and proven asset. It allows us to reward ourselves as we reach milestones within our lives. It permits us to center our attention on what we have set out to achieve. From these consistent thoughts and actions, we reach our desires and dreams.

Strategize Your Investment Before Investing in Your Strategies

The immediate or future intent of investors, vacation home residents and even full-time residents might be the option to lease their homes if the need arises. Do you think it's possible to be restricted from renting your home either seasonally or yearly? You own the property so why shouldn't you be able to fully control how the home is occupied. These CC...R's are provided to you prior to purchasing the home and should be read carefully. Usually anything that can be seen from outside can be controlled by the HOA. The HOA rules can regulate what plants and trees are allowed in your yard, the paint color of your home and even if you are allowed to lease your home. Some buyers request specifically from their real estate agent, to see only homes in non-HOA communities but these types of developments are far and few between.

Several years ago, home builders began including provisions within the CC...R's prohibiting rentals of any kind within their communities. These provisions also included language stating that the buyer would occupy the property until the time the owner sold the home, meaning the home could not be vacant for extended periods of time. Most home buyers were aware of these provisions and agreed to them when they purchased their homes.

People's perception of rental properties usually relates to higher crime rates, declining property values and un-kept homes. Although this is the assessment by many, it is not true in most cases. In the current housing crisis the foreclosures and bank-owned properties are portraying a worse image.

With the declining Real Estate market and more homeowners considering renting their homes, we are starting to see Homeowners Associations attempting to amend their CC...R's to include rental home restrictions. Many people believe that CC...R's cannot be amended. Amendments happen regarding all sorts of rules and regulations. Can this be true for rental properties too?

When you purchase a home the contract stipulates that any CC...R's are binding and a part of the contract. So in essence you are agreeing to the HOA Rules and Regulation. Now the question is can the HOA change these rules after you have already agreed to the original ones? A purchase contract cannot be amended unless all parties agree.

The amending of the CC...R's after the purchase may be a challenge but apparently can be done. Although somewhat lengthy, be sure to review the CC...R's carefully and take into consideration any potential long term consequences. This could affect your future investment strategies.

The Principles of Winning

The principles of winning in the business world are the same as winning on the athletic field. We all have heard this before. No one person ever described winning and what it takes better than Vince Lombardi, the beloved Hall of Fame football coach of the'50's and 60's Green Bay Packers.

Although Lombardi has been gone nearly forty years, his philosophy of winning is as timely and pertinent today as then. He has been credited with coining numerous phrases that hit home with people in business, politics, and sports. Here are just a few that seem to work in every facet of life:

"It's not whether you get knocked down, it's whether you get up"- Life has many challenges and there will be times you will fail but don't give up. No matter how many times you get knocked down, dust yourself off, get up and keep pushing forward. Out of respect for your peers always be early. Vince would say "be 10-15 minutes early or you are late". If you can maintain punctuality, you will be taking one of the first steps to success.

Be enthusiastic, dedicated, motivated, determined and ambitious. Another famous Lombardi quote was "If you aren't fired with enthusiasm, you will be fired with enthusiasm". These quality attributes will no doubt be passed on to your subordinates especially if you are in a managerial position. If you don't project these traits to others, then the person above you will have no use for you.

Another coined phrase was "Perfection is not realistic, but if we chase perfection we can catch excellence". If we set goals that are easily reachable, then we can only expect mediocrity. It doesn't matter if we are an employee with a company or a CEO of a large Corporation or an athlete we can at most be guaranteed "average" results. Establishing higher goals and ambitions, might not guarantee us that we will be the best, but it will assure us to be one of the best.

Since the letter "S" comes before the letter "W", the dictionary will be the ONLY place you find success before work. Practice, practice and practice. Hard work and determination will always reward you with success. Vice had a football play called the Lombardi Sweep. Other teams would know it was coming but their defense could never stop this play. "Perfect practice" and hard work will guarantee you success in life or on the football field.

If you are okay with being mediocre, then you will probably be mediocre. If your thought process is to just be "okay" then "okay" will become a habit. Lombardi said it best when quoted, "If winning isn't EVERYTHING, then why do we keep score?" If your goals and aspirations aren't to be the best, then you can probably plan on coming in second place.

Forty years later and Lombardi's truisms are practiced throughout the world. Live these philosophies of winning and put forth that hard work, determination and beliefs that you will be the best and your success and achievements in life will explode you to the top.

Job Termination in This Economy

In our current uncertain times we are now faced with the economic downturn affecting nearly everyone. The potential for losing our jobs can be psychologically and economically devastating. Uncertainty and instability can create unneeded turmoil.

Reasons for termination of employment are mixed throughout different areas of employment. The biggest cause for termination is usually a decline in work performance. Rules and regulations should be outlined and the employee should review this information from time to time to help safeguard the security of their position.

Commitment and loyalty to an employer goes a long way to keeping a job. Commitment coupled with a good work ethic usually goes hand in hand.

Attitude is everything. A poor attitude can cost a company thousands of dollars. Lack of enthusiasm drains the employee and those that surround him or her. A good business plan does not include someone with a negative attitude. Team unity is the ultimate goal.

Employees who are habitual offenders with calling in sick or being late are clear signs to an employer that they are not a model employee. Schedule a meeting with the employee as soon as possible. Addressing the problem immediately could have some sort of resolve.

As a person managing others, it's important to set reasonable expectations for those within your group. A company manual that outlines these expectations will be helpful to all concerned. Heading off the problem before it begins is a great start.

When faced with the difficulty of delivering the bad news, be sympathetic but professional. The discussion should be held in a quiet place, preferably without onlookers. Share with the employee the areas in which they lacked in an effort to help them understand the situation.

Your Sphere of Influence is Your Road To Success

To some salespeople, follow-up means a call or two after the sale has been closed. It may come as a shock, but most don't even do that much! Consider this: if salespeople stop at one post sale follow-up call, they are throwing away future business. Successful sales professionals and experts consistently tell us that not keeping in touch with your clients after the sale can have serious negative consequences.

We have all heard of the 80/20 rule. This rule suggests two things. One is 20% of sales professionals do 80% of the business or two, 80% of your sales come from 20% of your sphere of influence. Let's look more closely at the second scenario.

Let's look at the real estate industry for a minute. Over 80% of real estate agents clients do not remember the name of the agent that represented them in a buying or selling transaction. By being proactive in periodic follow up would more than cut that percentage in half. Clients usually won't bother you with minor problems, but them knowing you are there for them if they need you is powerful. Continually putting your name in front of them has very positive results and will show in your sales figures.

In any sales venue, whether you are selling real estate, furniture or software, you need to ALWAYS reach out and follow-up with your clients AFTER the sale. I cannot even begin to count how many time someone has sold me something and I never heard from them again. If the sales people would have touched base with me, I'm sure I would have asked for their services again the next time I purchased something.

Following up with clients is even more important in today's economy. With the tools available to us through technology it is becoming much easier to "touch" more clients quicker than ever before. Whether it is a hand written or electronic "Thank You" card or a birthday wish in an email will guarantee you faster access to the road of success.

But let's don't forget the original phone call method. It has been around forever and is still the most powerful follow up tool to communicate with our customers and clients. A "Just called to see how you are" or "Just following up to see if you have any questions" can carry a long way with the client.

Sales people seem to not realize how powerful follow up can be. Repeat business is what we all strive for and you will get positive results by including follow up in your daily or weekly agenda.

Add this "follow up with my sphere of influence" to your daily or weekly calendar. By doing so, you will see your sales increase significantly if not skyrocket to the top.
